Terms of Service

1. Agreement to Terms

By accessing or using Vancouver Sublets (the "Service"), operated by Apartment Sage Real Estate Inc. ("we," "us," or "our"), you agree to be bound by these Terms of Service. If you don't agree, please don't use the Service.

2. The Service

Vancouver Sublets is a platform that connects tenants with available sublet properties in Vancouver. We:

• List available sublet properties
• Facilitate inquiries and bookings
• Manage rental relationships
• Provide tenant support

3. User Accounts

When you create an account, you agree to:

• Provide accurate and complete information
• Keep your account credentials secure
• Notify us of any unauthorized access
• Be responsible for all activity under your account

4. Rental Agreements

When you book a property through Vancouver Sublets:

• You'll sign a separate rental agreement for each property
• Payment terms are specified in each rental agreement
• Security deposits are required and refundable per the agreement
• Cancellation policies vary by property and are stated in the listing

5. Property Rules

When staying in our properties, you agree to:

• Treat the property with care and respect
• Follow building rules and strata bylaws
• Not sublease or share your unit without permission
• Report maintenance issues promptly
• Leave the property in the condition you found it

6. Payments

All prices are listed in Canadian dollars. Payment methods include e-transfer, credit card, and wire transfer. Late payments may incur fees as specified in your rental agreement.

7. Limitation of Liability

Vancouver Sublets provides properties "as is." While we strive to ensure accuracy, we're not liable for:

• Minor discrepancies in listings
• Temporary service interruptions
• Issues beyond our reasonable control
• Personal property loss (please get tenant insurance)

8. Termination

We reserve the right to terminate or suspend access to the Service for violations of these terms, including but not limited to: property damage, non-payment, illegal activity, or harassment.

9. Changes to Terms

We may update these terms from time to time. We'll notify you of significant changes. Continued use of the Service after changes constitutes acceptance.

10. Governing Law

These terms are governed by the laws of British Columbia, Canada. Any disputes will be resolved in Vancouver, BC courts.
